Policies & Procedures
Payment & Cancellation: A deposit of 50% of the total rent amount is due by Credit Card at the time of booking. Full payment is due 60 days prior to arrival. If required, security deposits on private homes are due in the office 45 days prior to arrival by Personal Check. There are No Refunds on Private Homes. If you need to cancel a condo or townhome reservation, and are 61 days prior to your arrival date, your full deposit will be refunded less a handling charge of $150.00 per property. There is No Refund for cancellations within 61 days of your Arrival Date. We are not responsible for loss, delay, or expenses incurred due to weather, strike, road closures, flight cancellations or any other unforeseen circumstances. We highly recommend purchasing Travel Insurance!
Check-In: Check-in time is after 4:00pm MST based on unit availability. We ask for your patience as cleaning and maintenance on the property may postpone your Check-In time. The individual who booked the reservation and supplied the credit card and drivers license to secure the stay, must be present at check-in.
Check-Out: Check-out time is 10am. This Check-out time is strictly enforced. Failure to depart by 10:00am will result in a charge to your credit card in the amount equal to one night’s rental. We hate to do it, but people are waiting!
Occupancy: We are committed to maintaining a family atmosphere for the quiet enjoyment of all guests. We rent to family groups, married couples and responsible adults over the age of 25 (or 30 depending on the property). A picture of your drivers license may be required at booking. The total number of persons allowed in the property at any time is restricted to the number stated on your confirmation and a list of guest names and ages may be required.
Absolutely no house parties allowed. This includes weddings, wedding parties and receptions unless specifically approved by management. Any reservation obtained under false pretense may be subject to eviction and loss of rent.
Lodging Selection: We make every effort to honor your choice of property; however, we reserve the right change your property if the need arises due to unforeseen maintenance issues, conflicting owner use or sale of the property.
Parking: Only 1 parking spot is available in most of our condominiums (regardless of size). Parking is never guaranteed and is always “first come first served”. If your property has a private garage then additional parking may be available. Please call to confirm how many parking spots will be available for your property. Parking is very restricted throughout the Town of Breckenridge. However, there are numerous day lots available as well as long-term fee-based parking at the Ice Rink. Many Condo & Townhome complexes charge a daily parking fee and parking is not guaranteed.
Maintenance & Damage: Please report all maintenance issues promptly by calling our Front Desk. Just as might occur at your own well-maintained home, mechanical failures and other breakdowns can happen. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures. Please report any damage or breakage upon occurrence so the matter can be settled before departure. Damage beyond the normal Wear & Tear expected from property use found upon departure will be billed and full payment for repairs will be deducted from your deposit and/or collected via the credit card used to book the reservation.
Damage Waiver Protection: If purchased, your reservation will include a Damage Waiver Protection Plan which covers unintentional damages to the rental property interior that occur during your stay, provided they are disclosed to management prior to check-out. The plan has a $1,000 limit. Any damages that exceed that limit, or that are not covered due to the described exclusions, will be the responsibility of the registered guests and will be charged to the credit card on file. If, during your stay at the rental property, one of the registered party guests causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Plan will fund the cost of repair or replacement of such property up to the maximum applicable limit. Protection is not provided for loss due to: a) inclement weather or natural disaster; b) intentional acts or negligence of the guest; c) normal wear and tear of the property; d) any damage that occurs if the guest is in violation of the rental agreement; e) loss, theft or damage to any personal effects owned by or brought by the guest; f) loss, theft or damage caused by any person other than one of the registered party guests.
Housekeeping & Sundry Items: Your vacation property will be cleaned and prepared with fresh linens prior to your arrival and will be cleaned upon your departure. You will be responsible for the cleaning during your stay and for leaving the property in good condition at check-out. We respectfully request that you remember you are staying in someone’s home during your vacation; please treat it with the same care you would your own. Please do not rearrange furniture or relocate audio / video cords or equipment. If your property (including Hot Tub) is found abnormally dirty at check-out, additional fees will be charged to your credit card to assist in performing a deep cleaning of the property. Your property should have plenty of initial supplies of toiletries, trash liners, toilet paper, bath soap, towels etc. These sundries and linens are not replaced during your stay. For an additional fee, mid-week cleaning and daily maid service can be arranged. Please contact us in advance to arrange that service.
Departure Responsibilities: Please leave the property reasonably clean and in order. Insure that all furniture is in place. Place kitchen items (dishes, cookware, etc.) into the dishwasher and turn it on. Dispose of all trash in proper containers. Lock all doors and windows. Leave all beds unmade and linens on the floor. Please let us know of any damage or maintenance needs. Thank you very much for your help!
Property Access: Breckenridge and the surrounding areas offer rugged and mountainous terrain. We highly recommend all-wheel drive vehicles for your own safety. Some of our private homes require all-wheel drive for access much of the year. Check with us!
Property Rules and Regulations: Please observe all Association and Homeowner rules and regulations governing the use of the property you are occupying. Failure to comply could result in fines or eviction.
No Smoking & No Pets: Smoking is NOT permitted in any property. Pets are NOT allowed except in specific properties only, please inquire. Guests who violate either of these policies will be charged an additional $1,000, plus the expense of any necessary cleaning. Violations may also results in immediate eviction and forfeiture of rent.
Internet & Amenities: All of our privately owned properties are unique and have different amenities, furnishings, decorations and configurations. Most, but not all, of our properties have Internet service available. Very few properties have traditional telephone service. Very few properties (mostly commercial) in the entire county have air conditioning. Most properties will have firewood supplied where applicable. Many properties have hot tubs and most condo complexes have heated swimming pools & hot tubs available for your use. Please confirm with one of our reservationists if any specific amenity is required.
Errors, Omissions & Liability: Every effort has been made to provide accurate and complete information in our print media and on our website; however, Agent cannot be held responsible for printing errors, omissions or owner changes. Agent is not liable for damage, loss or injury resulting from errors made by tour operators, agents or transportation companies or for loss, delay or expenses incurred due to weather, strike, road closures, flight cancellations or any other unforeseen circumstances.
Hot Tub & Fireplace Waiver: You and those in your party recognize and acknowledge that use of a Hot Tub and/or Fireplace may result in serious injury or death and unsupervised use by children is prohibited. Use of a Hot Tub and/or Fireplace is at your own risk. Elderly persons, pregnant women, infants and anyone subject to heart disease, diabetes, low or high blood pressure, strokes, epilepsy or similar afflictions should not enter a spa alone and without consulting their physician. Never use a hot tub or fireplace while under the influence of drugs or alcohol. If you are taking medication of any kind, or being treated for any illness, consult your physician prior to use. Hot Tub should be kept at a temperature less than 104 ̊ for personal safety. You and those in your party understand the risks discussed above & agree that you will assume all responsibility for the consequences of those risks. You further agree to waive any claim whatsoever against Agent or Property Owner for accidents or claims arising from Hot Tub and/or Fireplace use.
General Waiver and Disclaimer: You and those in your party recognize and acknowledge that there are inherent risks of physical injury when visiting an alpine environment. These injuries include, but are not limited to, injuries associated with extreme temperatures, snow, ice, rock and uneven terrain. You and those in your party agree to release, indemnify and hold harmless the Agent and Property Owner from and against all liability for any injuries sustained on the premises, resulting from any cause whatsoever, except in the case of personal injury caused by the gross negligence of the Agent or Property Owner. And further, that neither Agent nor Property Owner is responsible for any loss or damage to your personal property caused directly or indirectly from theft, adverse weather conditions, acts of nature, power outages, mechanical failures of the property or other unforeseen circumstances.
Directions to Pinnacle Lodging’s Office: From Interstate – 70, take exit 203 onto Highway 9 south and immediately get into the right lane. Take the first right onto Lusher Court, and proceed to the Whole Foods center 1/4 mile ahead. Our office is directly across the parking lot from Whole Foods. The Check-In Desk is on the south end of the building.
